01 Plots will be allotted in survey nos : 52,56,63,64,65,67,68,549 and others in Chitkul Village and in Survey nos. 508,509, 516, and others in Lakadaram Village, Patancheruvu Mandal, Sangareddy District.
 
02 Plots will be of different sizes and its area of 150 Sq. Yards, 240 Sq. Yards, 300 Sq. Yards, 400 Sq.Yards and more as per the tentative layout intially. All the payments have to be made proportionately basing on the extent to be subscribed by the customer as per below mentioned payment schedule rated fixed per Sq.Yard. Company will consider each application as one unit / plot maximum and upto the extent of 150 Sq.Yards only.
 
03 Each member has to pay an admission fee of Rs.1000/- (Rupees One Thousand only) by Cash for each application.

Note : (1) Rs.1,00,000 as spot payment apart from initial amount towards plot priority No.allotment has to be paid by the customer which is part of plot cost and development charges to be continued till plot registration.
 
Note : (2) The Customer have to pay the following charges additionally apart from the plot cost and development charges mentioned in clause 4A,4B,4C above at the time of plot registration :-
 
  For North -East corner Plots : Rs.250/- Sq.Yard
For All other corner Plots : Rs. 150/- Sq.Yard
For All East facing Plots : Rs. 100/ Sq-Yard
 
5. The schedule / Scheme period is 36 months from 21.05.2017 to 20.05.2020. Those who join the scheme in the middle are advised to make the payment of all the arrear installments from the date of commencement of scheme within one or two months. Full plot cost should be paid irrespective of the date of joining before the scheme period. The management reserves the right to increase the price of the plot in the above mentioned scheme at any time on prior intimation by circulars.
 
6. Out station customers may send their monthly installments and the special installments amount by way of Crossed Cheques / D.D.s/ NEFT / RTGS in favor of our company to the respective branch office where the entrollment is done. Those who choose to pay by cheque have to add bank collection charges also. if not, the bank collection charges will be deducted and the balance will be credited to customer's passbook. All Crossed Cheques / D.D.s / NEFT / RTGS should be drawn / done in favor of "ABHINANDANA AVENUES PVT.LTD." Card Swipe facility is available for making payments.
 
7. The Customers have to pay all installments including special installments as per the scheme schedule on or before 15th date of the month in which they fall due and get the official receipt at our branch office. All the Due amounts will attract the late payment charges @2% per month. If the customer defaults in payment of installments for 3 consecutive months, the plot priority no. along with membership are automatically stands cancelled and all remittances made by him / her may not be refunded under any circumstances and given an opportunity to transfer the amount paid to the existing group at that time asper the prevailing norms and practices of the Company as decided by the management.
 
8. The Model Layout given is Tentative for Marketing the Plots. The Company reserves the right to alter the Layout partially or fully and to alter the plot location, extent and plot number as provided accordingly. The customers have to select another plot if there are any changes in the layout due to any unforeseen circumstances. Plot priority no. allotment with priority amount payment will be arranged initially. The final plot number will be arranged at the time of Registration in the Approved Draft / Final layout at the end of the schedule period in the name of the customer / customer's legal heir only. Agreement of Sale with the Plot Priority no. allotment to the customer can be arranged on full payment regularly made under 4A,4B,4C clauses of the above payment schedule. In any other case company's rules & norms are applicable as decided by the Management.
 
9. Development works mean HMDA fees Betterment charges, Approval charges for Development and layout development as per the timely HMDA specifications. Development works will be undertaken after the scheme period only subject to receipt of Full payment including development charges as per 4A, 4B, 4C clauses of the payment schedule. The customers are responsible to pay all the Development related charges and other fees as may be levied by the Govt. and Govt. Agencies from time to time which are being initimated to customers periodically by circulars.
 
10. Accordingly the Plot Development charges are estimated at Rs.1000/- per sq.yard Tentatively. 50% of the development charges shall be paid in the middle of / during the scheme period and Balance 50% of the development charges shall be paid at the time of Registration.
 
11. Registration charges are not included in the cost structure of the plot under 4A, 4B, 4C clauses of the payment schedule. Registration charges are to be paid by the customer as per the rates as may be levied by the Govt. And Govt.Agencies from time to time which are being intimated before the date of registration.
 
12. The Company will develop the Layout and arrange for registration of the plot after obtaining the draft / final approval from the concerned authorities only after the end of the scheme period at an earlier convenient time except in those situations and circumstances in the country that may prevail, resultant to unforeseen calamities, wherein such circumstances, the company will not be held responsible for the delays occurring in getting the layout draft / final approval and the registrations of the plots will be effected accordingly in case of such delays, if the customer is not satisfied with the alloted plot, he/she will be allotted another plot in the alternative venture.
 
13. The management decision shall be final on allotment of plots who are not making payments regularly. There is no choice or chance for any arguments and reasons whatsoever.
 
14. No Name Transfer of the Passbook except to the customer's legal heir is allowed unless it is permitted by the management based on customer's writtern request with proper reasons by necessary recommendations of Branch asper the prevailing norms and practices of the Company as decided by the management.
 
15. The paid amount on the passbooks may be refuned asper scheme loss procedures of the company as decided by the management from time to time. The members are requested / required to visit the branch for obtaining clear information and update their payment details in the passbooks regularly. customers are initimated the updated payment status in passbooks whenever necessary thru letters by Normal / Regd.post, Email, SMS,Physical Handover etc.,
 
16. Customers making full payment can be provided with copies of the documents for legal verification in the branch permises on their request in writing in due course.
 
17. The company shall not be held responsible for payments made without valid printed receipt issued by the authorized person in the branch by the management.
 
18. Neither the company employee(s) nor marketing personnel or others are authorized to make any false / misleading promises orally or in writing which are countrary to the terms and conditions in this application. The company accepts no responsibility for such unauthorized promises, if any.
 
19. The company reserves the right to accept or reject the membership of anyone without assigning any reason thereof. All types of disputes are restricted to the jurisdiction of Hyderabad city only.
 
FORCE MAJEURE CLAUSE:
"The company will not be held responsible/liable if it is not able to perform its obligation due to the act of nature or Government legislation. The amount paid by the customer to the company towards cost of the plot shall not be refunded under the circumstances of acquisition and for any reasons beyond the company's power and control or due to natural circumstances ". - FORCE MAJEURE.Further provided that , if the land acquisition by the by the Government took place before the unit is registered or at any time before actual registration, the customer will be provided with the availability at the rates applicable for a similar unit in the alternative venture, to which the customer is transferred .The terms and conditions applicable to the transferred venture will have a binding effect on the customer not withstanding anything stated in the application pertaining to the old or erstwhile venture, from which transferred to the alternate venture. The difference amount in excess of the cost of the earlier plot if any, has to be paid by the customer following the rules and regulations as applicable to the transferred or alternate venture.
