01 Plots will be allotted in Survey Nos : 64, 65, 546, 547, 548, 549, 550, 558 and other plots in Chitkul Village, Patancheru Mandal, Medak District.
 
02 Plots will be of different sizes and its area of 150 Sq.Yards, 240 Sq.Yards, 300 Sq.Yards, 400 Sq.Yards and more. The company will consider each application had one unit upto and maxmum of 150 Sq.yds only.
 
03 For each application, a member has to pay an admission fee of Rs.1000/- (Rupees One Thousand only) by Cash. All the payments have to be made proportionately basing on the below mentioned payment schedule as per the rates fixed per Sq.Yards.
 
04 PAYMENT SCHEDULE :
 
A) 6 Months Payment Scheme : (Rs.3,400/- Sq.Yds.)

The members have to pay the following charges extra than the plot cost
and developement charges mentioned in clause 4A,B,C
 
  For North -East corner Plots : Rs.250 /- Sq.Yards
For All other corner Plots : Rs. 150 /- Sq.Yards
For All East facing Plots : Rs. 100/ Sq-Yards
 
The Schedule period is 36 months from 29-05-2013.
 
5. 5 Development works mean HMDA fees, Betterment, Approval and other developments as per the HMDA specifications. Development works will be undertaken at the end of the scheme period subject to receipt of Full payment including development charges. The customers are responsible to pay all the development, approval charges and other fees as may be levied by the Govt. And Govt. Agencies from time to time.
 
6. 6 Accordingly the Plot Development charges are estimated at Rs.800/- per Sq.Yard Tentatively. 50% of the development charges shall be paid before the middle of the scheme period and Balance 50% of the development charges shall be paid at the time of Registration.
 
7. 7 Development charges and registration charges to be borne extra by the customer as per the rates prevailing as on the date of registration.Registarion charges are not included in the cost of the plot under 4A, 4B, 4C clauses of the above payment schedule .
 
8. 8 The Company will not be held responsible for the delays occurring in getting the layout approval and registration of the plots due to unavoidable circumstances from the Govt.Agencies, the registrations will be effected accordingly. The amount paid will not be refunded under any circumstances in case of such delays in this regard. if the customer is not satisfied with the allotted plot, he/she will be allotted another plot at a place convenient to the company.
 
9. 9 The Model Layout given is Tentative. The Company reserves the right to alter Layout partially or fully and to alter the plot location, extent and plot number as provided accordingly. The members have to select another plot if there are any changes in the layout due to any unforeseen circumstances. In such case, the actual plot number will be confirmed at the time of Registration.
 
10. 10 Plot allotment will be arranged under Tentative layout initially. The final plot number will be arranged at the time of Registration (Approved final layout). Agreement of Sale for the plot allotted to the customer can be arranged on full payment made under 4A, 4B, 4C clauses of the above payment schedule. Registration of the plots will be arranged at the end of the schedule period in the name of the customer only.in any other case company’s rules & norms are applicable as decided by the Management.
 
11. 11 The Company will develop the site and arrange registration of the plot after obtaining the draft approval and final approval from the concerned authorities only at the end of the scheme period at a earlier convenient time except in those situations and circumstances in the country that may prevail, resultant to unforeseen calamities, wherein such circumstances, the company completes its responsibility by developing the site and effecting registration of the unit and hence the payment of complete installments shall be made within the scheme period without fail and on this regard there is no choice or chance for any arguments and reasons whatsoever.
 
12. 12 The management decision shall be final on allotment of plots to the customers who are not making payments regularly. The management reserves the right to increase the price of the plot in the above mentioned scheme at any time.
 
13. 13 Out station members may send their monthly installments and the special installment amount by way of Crossed Cheques / Demand Drafts / NEFT / RTGS in favor of our company to the respective branch office where the enrollment is done. Those who choose to pay by Cheques have to add bank collection charges also, if not, the bank collection charges will be deducted and the balance will be remitted to customer's account. All Cheques / D.D.s should be drawn in favor of “M/s. Abhinandana Avenues Pvt.Ltd “.
 
14. 14 All installments including special installments have to be paid on or before 15th date of the month in which they fall due and get the official receipt at our branch office.If the customer defaults in payment of installments for 3 consecutive months, the plot allotment along with membership are automatically stands cancelled and all remittances made by him/her may not be refunded under any circumstances and give an opportunity to transfer the amount to the existing group at that time as decided by the management.The members are required to visit our branch for obtaining clear information and update their payment details in the passbooks regularly.
 
15. 15 All the members have to pay the regular / special installments as per the scheme schedule. Members making full payment can be provided with copies of the documents for legal verification in due course on their request in writing.
 
16. 16 The Company shall not be held responsible for payments made without valid printed receipt issued by the authorized person of the management
 
17. 17 Neither the company employee(s) / nor others are authorized to make any promises to customers contrary to the terms and conditions in this application. The company accepts no responsibility for such unauthorized if any by any one.
 
18. 18 The Schedule period is 36 months from 29.05.2013.Those who join the scheme in the middle have to pay all the arrear installments from the date of commencement within one or two months. Full plot cost should be paid irrespective of the date of joining before the scheme period.
 
19. 19 The company reserves the right to accept or reject the membership of anyone without assigning any reason thereof. All types of disputes are restricted to the jurisdiction of Hyderabad city only.
 
FORCE MAJEURE CLAUSE:
“The company will not be held responsible/liable if it is not able to perform its obligation due to the act of nature or Government legislation. The amount paid by the customer to the company towards cost of the plot shall not be refunded under the circumstances of acquisition and for any reasons beyond the company’s power and control or due to natural circumstances “. - FORCE MAJEURE.Further provided that , if the land acquisition by the by the Government took place before the unit is registered or at any time before actual registration, the customer will be provided with the availability at the rates applicable for a similar unit in the alternative venture, to which the customer is transferred .The terms and conditions applicable to the transferred venture will have a binding effect on the customer not withstanding anything stated in the application pertaining to the old or erstwhile venture, from which transferred to the alternate venture. The difference amount in excess of the cost of the earlier plot if any, has to be paid by the customer following the rules and regulations as applicable to the transferred or alternate venture.
